North Reston vs. South Reston: Homes, Costs, and Daily Life

You can fall in love with a house online and still have no idea whether you’ll love living there.

In Reston, that matters. Two homes just a few miles apart can offer very different daily routines: a walk to the lake, a quick stop at the village center, or a drive to Metro before your workday begins.

If you’re comparing North Reston and South Reston, here’s what to consider beyond the listing photos.

Where are North Reston and South Reston?

For this comparison, think of North Reston as the residential areas around North Point and Lake Newport, commonly associated with ZIP code 20194. South Reston generally refers to the neighborhoods south of the Dulles Toll Road, including South Lakes and Hunters Woods, commonly associated with 20191.

These are useful starting points, rather than precise neighborhood boundaries. Lake Anne, Reston Town Center, and the Metro corridor deserve their own closer look. A ZIP code alone won’t tell you how a particular home lives.

The homes: What will you find?

North Reston

Around North Point, you’ll find a mix of detached homes, townhomes, and condos, including housing developed later in Reston’s history. Buyers looking for more traditional layouts, garages, and larger detached homes may want to include this area in their search.

But North Reston isn’t one uniform neighborhood. Compare the actual floor plan, lot, parking, and trail connections. Two homes with the same bedroom count may offer very different usable space.

South Reston

South Reston offers condos, townhomes, and detached homes, with established neighborhoods and opportunities to find the contemporary architecture associated with Reston. Around Lake Thoreau and Lake Audubon, the relationship between a home and its setting can be a major part of the appeal.

If you love large windows, an interesting roofline, or a home tucked into the trees, give these neighborhoods a closer look. You’ll also find traditional homes and renovated interiors; “South Reston” doesn’t mean one architectural style.

On either side, look beyond “updated.” What was replaced, when was it replaced, and what will you need to budget for next?

The costs: Is North Reston more expensive?

There isn’t one price gap that applies to every home.

A comparison of larger detached homes near North Point with smaller condos in South Reston tells you more about the properties being compared than the value of the locations. Lake frontage, renovations, square footage, garages, and outdoor space can all change the equation.

For a useful comparison, start with similar properties: townhome to townhome, condo to condo, and detached home to detached home. Then consider condition, location, and recent comparable sales.

The better question is: What does my budget buy in each neighborhood, and what will it cost to own?

Look beyond the mortgage

Depending on the property, your ownership budget may include:

  • Property taxes and homeowners insurance.
  • A Reston Association assessment.
  • Separate cluster, HOA, or condominium dues.
  • Utilities, maintenance, and future repairs.
  • Any applicable special assessments.

Confirm which associations apply to the specific address and what each fee covers. A lower purchase price doesn’t automatically mean a lower monthly cost. And a higher condo fee deserves a closer look at the services, utilities, and maintenance included.

Daily life: What would your ordinary Tuesday look like?

Around North Point and Lake Newport

North Point Village Center is a useful place to start when exploring everyday errands. From a home you’re considering, check how you would reach the shops, nearby trails, and recreation facilities.

Would you actually walk, or would you usually drive? Is the route comfortable with groceries or a dog? Does the home connect conveniently to the places you’ll use?

Around South Lakes and Hunters Woods

In South Reston, explore South Lakes Village Center, Hunters Woods Village Center, and the areas around Lake Thoreau and Lake Audubon. These are different settings, so visit each rather than treating the south side as one neighborhood.

Reston’s lakes offer recreation and are part of the community’s stormwater system. A lake view, nearby public access, and private waterfront access are different things. Confirm what comes with the property.

The practical test is simple: spend time there at the hours you would normally be home. Walk the route you’d use. Notice traffic, parking, lighting, and noise.

Which side is better for commuting?

Both sides can offer access to Reston’s Silver Line stations, including Wiehle–Reston East and Reston Town Center. The easiest commute depends on the address, your destination, and how you reach the train.

“Near Metro” is worth checking carefully. Measure the actual walking route, bus connection, or drive—not just the distance on a map. If you commute by car, test the trip during your normal travel window and account for tolls.

For schools, check the current Fairfax County Public Schools assignment for the exact address. Broad North Reston and South Reston labels aren’t a substitute for an address-level lookup.

How do you choose?

Start with the things that would make your life easier:

  • Your comfortable monthly housing budget.
  • The space and layout you need.
  • Parking and storage.
  • Your commute.
  • The places you want to reach on foot.
  • Your willingness to take on maintenance or renovations.

Then tour homes on both sides that meet those needs.

Reston gives you a lot of ways to live well. The goal is to find the home—and the everyday routine—that feels right for you.
